Why this matters in Wellington
Wellington's combination of high annual rainfall (~1,200mm), prevailing southerlies and shaded south-facing slopes makes roof moss the most common roofing problem James sees. Leave it untreated and the moss holds moisture against the roof coating, speeds up the degradation, and within 5–10 years can halve the useful life of a concrete tile or Decramastic roof. Regular soft-wash cleaning is the cheapest form of roof life-extension going, far cheaper than replacing a roof early.
Roof and gutter cleaning is one of the most under-booked maintenance jobs in Wellington. Most homeowners only think about the roof when there’s a leak or a visibly green ridge cap, by which point the moss has been holding moisture against the coating for years, and the useful life of the roof has already been shortened.
Regular soft-wash roof cleaning (every 12–18 months for Wellington) is the cheapest roof life-extension money you can spend. James uses biodegradable moss-and-lichen treatment on at low pressure, given time to dwell, then rinsed at controlled flow. No high pressure on the roof coating, ever. That’s how you damage tiles or force water under the laps.
Gutters get cleared first (debris off by hand or vacuum, downpipes flushed, sealant checked) so the roof rinse water has clean gutters to drain into. Most 3-bedroom single-storey roof + gutter combos run $350–900.

FAQ
Roof & Gutter Cleaning, common questions
-
Why don't you use high pressure on the roof?
Two reasons. One, high pressure damages the roof coating, concrete tiles get pitted, Decramastic loses its chip layer, Coloursteel paint can blister. Two, high pressure forces water under the laps and into the roof cavity. Soft wash chemistry does the work without the risk.
-
Will moss come back?
Eventually, yes, that's normal for Wellington's wet climate. A proper soft-wash treatment typically keeps a roof clean for 12–18 months. Available: a residual moss-treatment add-on that stretches the clean by another 3–6 months.
-
Do you walk the roof or work from a ladder/pole?
Depends on the roof. James walks pitched concrete tile and Coloursteel where it's safe. Steep, fragile or two-storey roofs he works from extending telescopic poles or a ladder, never walking sections that could break.
-
Can you clean the gutters as a separate job?
Yes, gutter-only cleaning is fine. James hand-clears or vacuums the debris, flushes the downpipes, and checks for any sealant or fascia issues. Quoted by linear metre.
-
What if my roof is asbestos?
James doesn't clean asbestos roofs, disturbing asbestos needs specialised licensing and gear he doesn't have. He'd refer you to an asbestos-licensed contractor.
-
How long does it last in Wellington's climate?
12–18 months typically. South-facing roofs (Brooklyn, Newlands, Kelburn upper streets) closer to 12. North-facing roofs (Khandallah, Tawa, Wadestown north) closer to 18. Add the moss-treatment for another 3–6 months.
