Honest pricing ranges, not a quote, but close enough to plan.
Most contractors hide pricing. Most homeowners give up on quote forms when they don't know if the job is $200 or $2,000. Here's the range for every service James offers, close enough to budget by, with the caveat that every quote is exact and free.

How to read this: "From" is the typical low end for a small / accessible job. "To" is a typical mid-to-large standard residential job. Anything bigger, more complex or commercial is quoted on inspection.

Why we publish ranges instead of fixed prices
Every exterior is different. A 3-bedroom Karori villa with shared driveway and two-storey access is a different job from a 3-bedroom Tawa brick-and-tile on a flat section, even though the bedroom count is the same. Fixed online pricing would mean either over-charging the easy jobs to cover the hard ones, or under-quoting the hard ones and renegotiating on the day.
We don't do either. The ranges above cover ~85% of standard residential jobs honestly. The actual quote is always free, always in writing, and always within 24 hours of you sending through your address. Photos help us quote without a site visit; complex jobs we come and look in person.
What affects the price within the range
- Size and storeys, 4-bedroom two-storey + 80m of guttering is at the top of the range, 2-bedroom flat single-storey + 30m of guttering is at the bottom
- Surface complexity, moss-heavy, salt-deposit-heavy, neglected-for-years jobs need more time
- Access, easy kerb access vs steep hillside vs shared driveway
- Coastal location, salt-neutralising chemistry on properties in Lyall Bay, Island Bay, Petone foreshore, Eastbourne, Kapiti Coast
- Travel, Wairarapa jobs over 60 minutes from Johnsonville have a small surcharge

How much does a house wash cost in Wellington?
Typical 3-bedroom single-storey house washes run $250–$650, with two-storey or larger properties $450–$950. Coastal homes (Lyall Bay, Island Bay, Petone foreshore) sit at the higher end because of salt-neutralising chemistry; sheltered inland homes usually at the lower end.

How much is gutter cleaning in Wellington?
Standard 3-bedroom single-storey gutter cleans run $180–$350. Two-storey or longer guttering runs $350–$500. Body-corp townhouse complexes are quoted per site, typically $1,200–$4,000 for the full complex.

How much does roof cleaning cost?
Soft-wash roof treatment for a typical 3-bedroom single-storey runs $280–$750. Two-storey or complex roof shapes (valleys, dormers) sit at the higher end. Moss-and-lichen treatment that kills at the root is quoted at $320–$850.

Do you charge extra for Kapiti or Wairarapa?
Kapiti Coast jobs are at standard Wellington rates, same as central Wellington. Wairarapa jobs more than 60 minutes from Johnsonville have a small travel surcharge that we confirm in the quote.

Is there a minimum job charge?
Yes, $180 for any standalone job. Most customers bundle services which beats the minimum easily.
