New Build Warranty Wash, What It Is, Why Skipping Voids Your Cladding Warranty

Most NZ new builds require annual exterior cleaning to keep cladding warranties valid. Skipping can void warranties worth $10k+. Here's what you need to know.

The paperwork that comes with a new build contains a lot of information that most homeowners file and forget. The LIM report goes in the filing cabinet. The producer statements go in the filing cabinet. The cladding warranty documentation goes in the filing cabinet.

And then, three or four years later, something goes wrong with the cladding, a failed joint, a moisture issue, a surface coating problem, and the homeowner reaches into that cabinet expecting a warranty claim to cover it.

That’s when a lot of people discover that their warranty had a maintenance clause. And that they haven’t met it.


What’s actually in a cladding warranty

New-build cladding warranties from major NZ manufacturers follow a broadly similar structure. The warranty covers defects in materials and, sometimes, installation. But all of them include maintenance conditions, things the homeowner must do to keep the warranty valid. Exterior cleaning is consistently one of them.

Here’s the general shape of what these clauses say:

James Hardie (Linea, HardiePlank, Axent): James Hardie warranties require the cladding to be kept clean of biological growth (mould, lichen, algae) and recommend washing at least annually. Failure to maintain the cladding properly can void the warranty for damage attributable to that neglect.

Coloursteel (BlueScope): Coloursteel warranties for roofing and cladding specifically require annual washing with fresh water to remove salt, industrial fallout and biological growth. For coastal environments, the recommended frequency is higher. The warranty documentation states that failure to carry out recommended maintenance may affect the warranty.

Linea (James Hardie): Similar to other James Hardie products, annual cleaning is required, biological growth must be removed promptly when noticed, and a maintenance record is recommended.

The specific language varies between products and versions. The key word in all of them is “may”, failure to maintain “may” affect the warranty. That’s intentionally imprecise, which means that when something goes wrong, the manufacturer has the discretion to assess whether the maintenance failure contributed to the issue. If you can’t demonstrate that you’ve been maintaining the cladding, that assessment can go against you.


Why manufacturers require annual washing

This isn’t bureaucratic box-ticking. There’s a genuinely practical reason why cladding manufacturers specify regular washing.

Biological growth degrades coatings. Mould, algae and lichen don’t just look bad, they actively break down paint and protective coating systems. Mould hyphae (the root structure) penetrate microscopically into the paint surface, weakening the coating’s adhesion. Over time, this accelerates chalking, flaking and surface failure.

Salt causes corrosion. For Coloursteel and other metallic cladding products, salt deposition from coastal or urban industrial environments causes corrosion at the microscopic level long before it’s visible. Annual washing removes the accumulated salt load before it has time to work on the zinc coating.

Dirt retains moisture. Organic debris and biological growth on a cladding surface act as a sponge, retaining moisture against the surface for longer than a clean surface would. Prolonged moisture contact is the main driver of paint system degradation and can also lead to moisture ingress at joints and penetrations.

Regular washing interrupts all three of these processes. The manufacturer’s warranty requirement isn’t there to generate business for cleaning companies. It’s there because it genuinely extends the service life of the product.


What counts as a “qualified contractor”

Cladding warranty documents use "qualified contractor" or "professional contractor" without always defining what that means. In practice, here's what counts when a claim is assessed:

For a warranty claim to be supported, the contractor performing the annual wash should be able to demonstrate:

Commercial operation. Not a homeowner or a mate with a pressure washer. A business operating as an exterior cleaning contractor.

High-pressure water blasting on James Hardie or Linea cladding can itself constitute improper maintenance and void the warranty. The "qualified contractor" requirement is partly there to keep DIY pressure washers off the cladding. Soft-wash or low-pressure technique only.

Appropriate method. For painted cladding products, this means low-pressure or soft-wash technique.

Documented job record. Before-and-after photos, job record with date and scope, ideally a delivery note or invoice that can be retained with the warranty documents.

Public liability insurance. Standard requirement for any contractor working on a residential property.

Site Safe certification. For work involving heights (two-storey properties, ladder access), Site Safe certification is the NZ industry standard.

Wellington suburbs with the highest new-build density

Wellington’s new-build residential development has been concentrated in the northern and outer suburbs, where land has been available for greenfield and infill development. If you’re in one of these suburbs and in a post-2010 property, the warranty-wash requirement almost certainly applies to you.

The LIM report and the producer statements package should include or reference any manufacturer warranties. The maths here are straightforward.

Keeping the maintenance requirement current costs a fraction of the warranty’s protection value. The break-even point where the washing would have cost more than the warranty is worth isn’t reachable in the real world.

Beyond the warranty itself, the cleaning extends the paint and coating life, which delays the repainting cycle. A well-maintained exterior on a new build can go 15+ years before repainting. Neglected surfaces often need a repaint at 8–10 years.

Common cladding systems on Wellington new builds

Linea (James Hardie): The most common new-build weatherboard cladding in Wellington. Pre-primed fibre cement, installed with manufacturer-specified clearances and painted on site. Annual washing required. Low-pressure soft wash is the correct method, do not high-pressure blast Linea.

James Hardie Stria: Panel cladding system, typically on contemporary-style new builds. Same maintenance requirement as Linea. Soft wash or low-pressure rinse.

Coloursteel (BlueScope/NZ Steel): Profiled metal roofing and sometimes cladding on new builds. Annual washing is a warranty requirement, specifically to remove salt and biological growth. Coloursteel is robust but requires chemical-based treatment for mould, not just a water rinse.

Plaster over Insulclad or similar: Proprietary EIFS (Exterior Insulation and Finish System) plaster cladding. These systems have their own warranty documentation from the installer, which typically includes maintenance requirements. Washing method is usually low-pressure, plaster can be porous and shouldn’t be blasted.

What does the warranty actually say, can I see an example?

The specific wording varies by manufacturer, product and warranty date. The general structure is: product warranty covers defects in materials, subject to proper installation and ongoing maintenance. Contact the manufacturer (James Hardie NZ, BlueScope Steel for Coloursteel) for your specific product’s current warranty document.

Can I do it myself and still meet the warranty?

Possibly, but the word “qualified contractor” or “professional contractor” in the warranty clause is the issue. A homeowner wash doesn’t produce the documentation trail that a commercial contractor does. More practically, consumer-grade equipment often runs too high a pressure for painted fibre cement cladding, which itself can constitute improper maintenance. If a warranty claim arises, the absence of professional contractor records is a gap in your evidence.

What if I’ve missed a year?

The warranty doesn’t automatically void the moment you miss a wash. Start the documented maintenance record now. If you’ve missed two or three years, a catch-up wash that thoroughly cleans and treats the surface, followed by annual maintenance going forward, puts you in a much stronger position than continued neglect. It doesn’t retroactively fix the gap, but it limits the exposure.

Does the new-build need washing differently from an older property?

The method for new-build cladding is similar to any soft-wash job, low pressure, biocide chemistry, careful rinsing. New-build Linea and James Hardie cladding is specifically not suitable for high-pressure water blasting. The surfaces are more consistent than heritage timber, so the job is often faster, but the pressure limit is the same.

How long does a new-build warranty wash take?

A standard Wellington new-build, three to four bedrooms, single or double storey, typically takes 2–3 hours. Most new builds have good access, consistent cladding surfaces, and manageable size. The job is generally more straightforward than heritage property work.
